Monthly COA Board Meeting

The Monthly Condo Owners Association Board Meetings are usually held one Wednesday a month. They start at 5:30om and usually last about 90 minutes or less.  If you would like to discuss an issue or know the next meeting date, please contact the Community Manager.
 
Master Insurance Policy Change

May be necessary to increase "Loss Assessment" Coverage!
  
A review by the Master Board (which controls the commercial and residential floors) found that the existing insurance coverage both the COA and Highwood’s was carrying did not match the legal obligations as defined in the Master Association Declaration of Condominium.  

The result of this has been the need for the Master Association to provide the property insurance coverage.  The Master Board will now provide the property insurance coverage for the entire building.  This will eliminate duplicate property coverage for our COA.

This change provides us with better/broader coverage which will include things like earthquake damage(which we did not have before) and eliminate conflicts with damage coverage, which has occurred in the past. This  will save the COA approximately $5,000/yr. 
 
The new insurance policy requires a higher deductible.  So this change will impact you directly, in that the deductible has increased from $5,000 to $10,000. Most of you already carry “Loss Assessment Coverage” through a loss assessment endorsement to your homeowner’s policy. If your Loss Assessment Coverage is less than $10,000 you need to increase it. In checking with unit owners' policy carriers, it looks like this will amount to less than $10/month for an owner.
 
Please contact your insurance providers at your earliest convenience to make this change to your policy. Once the change has been made can you please send me an updated declaration page. Thanks in advance for your cooperation!
 
Moving Box Recycling Area

In an effort to recycle boxes and reduce the amount of labor required to remove boxes from the recycling room, we are going to provide an area to recycle moving boxes. This will also provide a place for new residents to take boxes that are in good condition as well as provide boxes to residents who are moving or storing items.

The boxes will be stored in the bike room on the P6 parking level in a room near the blue jet gate. They must be flattened and placed along the fence behind the low curb. Do not bring Amazon or other non-sturdy boxes to be recycled.

Please keep the area neat otherwise we many need to remove the boxes from that area.  Thanks in advance for your participation and I hope you enjoy having the opportunity to recycle your boxes.
 
Selling or Leasing your Unit?

If you are selling or leasing your unit, storage space or parking spot, please remember to put that information on the Plaza Website.  When prospective buyers or renters contact me I direct them to our website and I also post those listings in the mailroom. Several residents have leased their units very quickly when posted in the "CONDOS for SALE or LEASE" area. Just go to the following link...www.theplazacoa.com.
 
Package Reminder

We are getting more and more packages everyday thanks to the popularity and convenience of on-line shopping! Here are a few reminders that will make this process easier for everyone.

1) Please make sure your unit number is included in your address.
2) Please pick up your packages as soon as you are notified due to space limitations.
3) Please do not send large business related packages to the Plaza.
4) Please make arrangements for oversized or heavy (over fifty pounds) packages to be delivered directly to you.
5) Please be sure to break down all cardboard boxes before you take them to the recycle room.

2014 Insurance Update

The Condominium Owners Association (COA) is updating its files and requests all condominium owners to submit one of the following as proof of  homeowner’s insurance on your unit:  (i) a declaration page to your homeowner’s insurance policy, (ii) a certificate of insurance, or (iii) a copy of your individual homeowner’s insurance policy.  If you have not already sent this to me, please send it by May 15, 2014.  Your insurance agent should be able to assist you if you have questions about any of these documents.  
 
The Board is also recommending that Plaza condominium owners obtain Loss Assessment Coverage through a loss assessment endorsement to the homeowner’s policy.  This endorsement should be for a minimum amount of $5,000 and will cover the condominium owner for the amount of an assessment by the COA for losses, not covered by the COA master policy, which occur to the owner’s unit or other units when the owner’s unit is the cause of those losses.  The Loss Assessment Coverage should only add about $3-$15 per year to the policy premium.
